Orbital Sciences Corp. plans to expand its presence in Chandler, where it already employs 1,300 full- and part-time employees.

The space technology company has signed a 10-year lease, negotiated by CB Richard Ellis, for a new 82,000-square-foot build-to-suit facility at 3377 S. Price Road. It will built on land adjacent to Orbital’s current building, which has 355,200 square feet. Orbital leases another 172,500 square feet in the Southeast Valley.

The new building, which will have about 330 employees, will house Orbital’s launch vehicle research and development and engineering facilities.

Orbital Sciences, based in Dulles, Va., was represented in the lease talks by Kevin Cosca, Pete Wentis, Jerry McCormick, John Werstler, Seth Garrett and Jackie Orcutt of CB Richard Ellis’ Phoenix office, along with Cathy Delcoco, Bradley Davis and Meredith Lapier of CBRE’s office in Tyson’s Corner, Va.

The lease agreement is with Gilbane Development Co. of Providence, R.I. The three-story building will be developed by Gilbane. The architect is Gromatzky Dupree & Associates, and the contractor is McShane Construction, both of Phoenix. Construction is starting immediately, with completion projected for September 2009.

Orbital has hired Susan LaGanke of CBRE’s Project Management Services in Phoenix to oversee the building’s design and construction.
