More custom homesites and a multi-use clubhouse are the newest phase of a luxury community named Talking Rock north of Prescott.

The master-planned development on 3,600 acres is opening 23 more sites for custom homes. The community 12 miles north of Prescott has 1,500 homesites. So far, more than 600 sites have been sold and 152 homes have been completed.

Custom sites range from one-half acre to five acres, priced from the mid-$200,000s. Custom homes are available from the mid-$900,000s. Ranch cottages ranging from 1,900 to 2,500 square feet begin in the mid-$500,000s. Ranch homes ranging from 2,400 to 2,800 square feet start in the mid-$700,000s.

The new clubhouse, called the Ranch Compound, was designed by Swaback Partners of Scottsdale, which also is the community land planner. The 32,000-square-foot facility is a series of buildings blending indoors and outdoors with a series of connecting covered breezeways and patios. It offers fine and casual dining, a fitness center, pool and tennis facilities, men’s and women’s locker rooms, and a coffee shop.

The luxury community’s private 18-hole golf course was designed by Jay Morrish. The 7,350-yard course is open to members, their guests and owners of homes or sites in Talking Rock. The compound and the golf course are managed by OB Sports.

Talking Rock’s developer is Harvard Investments of Scottsdale, the United States investment and development division of The Hill Companies of Canada.
